Two distinct housing eras
A pre-1980 core and a fast-growing new-build ring, each with its own common findings.
Inspecting in Conway
Those two halves ask for different attention. Near the older core I'm looking hard at service panels and branch wiring, roof age, drainage that was designed for a smaller house and less pavement, and any additions done without a permit. Out in the newer subdivisions the questions are about workmanship and finish quality — flashing details, grading pulled too close to the slab, HVAC that was never balanced properly.
Being based here means I know these neighborhoods and can usually be at your property the next day. It also means I'm not passing through: if you call me six months from now about something in your report, I'm still down the road.
Home base — this is where I'm based. Every inspection includes a photo-documented report within 24 hours, a walk-through on site, and a standing invitation to call with questions afterward.
