How long does an inspection take?

Two to three hours for a typical Conway-area home. Older, larger, or crawlspace homes take longer. I don't book so tightly that I have to rush yours to make the next one.

Should I be there?

Please do. You're welcome for the whole inspection, though the last 30 minutes is the valuable part — that's when we walk the findings together and I show you where the water shutoff and the electrical panel are.

When do I get the report?

Within 24 hours of the inspection, usually the same evening. It arrives by email with photos, a summary of significant items, and enough detail to get contractor quotes.

Does an inspection mean the deal falls through?

Rarely. Every house has findings — that's normal, not alarming. The report separates the genuinely serious from the routine maintenance so you can negotiate on the real items and let the small stuff go.

What isn't included?

A home inspection is a visual, non-invasive review of accessible systems. I don't open walls, move stored belongings, or dismantle equipment. Anything blocked from view gets flagged in the report rather than guessed at.
