Sherwood proper is largely suburban, and homes from the 1980s are now at the age where original roofs, HVAC equipment, and water heaters have typically been replaced once and are approaching a second round. Polybutylene supply piping and aluminum branch wiring are worth ruling out on homes of this vintage.

Gravel Ridge, annexed in 2008, is a different picture — more semi-rural, with 1960s–70s ranch homes and properties that may still be on septic. If your address is out that way, a septic evaluation is worth arranging separately.
