In neighborhoods like Hillcrest — a streetcar suburb built out in the 1890s through the 1920s — the inspection is about age. Knob-and-tube remnants, undersized service, original plumbing, foundation and pier conditions, and renovations of wildly varying quality are all realistic findings.
Out west in areas like Chenal Valley, developed from 1989 onward across roughly 4,800 acres, the questions are entirely different: workmanship, grading and drainage on graded lots, and systems from the 1990s and 2000s that are now due for replacement. Same inspection, very different findings.
